Bridgeport Building Green Condos

Perhaps Chicago’s Bridgeport neighborhood is known more for its White Sox, politics and working class roots, but developer Bozena (B0) Boguslawski wants to add another aspect: Green Building.  Boguslawski believes that Bridgeport has much, much more going for it than even green building technology when she describes it’s sometimes little appreciated virtues.   “Many people are discovering Bridgeport, a great Chicago neighborhood close to downtown, but with less congestion” such as it’s northside counterparts Lincoln and Wicker Parks.

With it’s blue-collar roots, many people work in the trades in Bridgeport and Bogulslawski expects peaked interest in green aspects incorporated into her recent renovation of a four-flat to three condo units.  Principal John Porterfield of eZing, a third-party verifier for testing the performance of energy efficiency, resource use and design.  The overall blend of technology and green material sustainability considerations make it a ‘gem’ according to Porterfield.  It also score high on heating and cooling efficiencies with 95+ furnace, spray-foam insulation, insulated windows and use of energy star appliances.

The building is located at 3308 S. Lowe and each floor plan differs greatly in the remodeled formerly 4 separate apartments.  The use of recycled materials such as Brazilian mahogany used for almost all the doors and mouldings is the first phase to Boguslawski’s approach.  The custom built stairs are made of 3′ red and white oak salvaged from a site in Evanston and the floors are laid with recycled bamboo.   In fact,  much of the original material from the building was re-used.

To increase light and open up the garden unit, Boluslawski lowered the floor 2 feet to create dramatic ceiling height.   The garden 2 bed, 2 bath unit is priced at $289,000 in is outfitted with more traditional looking decor to attract flexible tastes.   The second floor unit (model, furnished), priced at $347,000, also has 2 bedroom and baths but more modernly trimmed with a European-modern look.  The 2,600-square-foot penthouse, priced at $539,000, includes two bedrooms, two baths and a large loft that could easily be converted into a third bedroom, with room left over for a home office.
